Screened Rooms vs. Three-Season Rooms – What’s the Difference?
A screened room is an outdoor structure with structural walls and a roof, screened openings instead of glazed windows, and no HVAC. It’s designed for warm-weather use – typically May through October in Michigan – and provides protection from insects, light rain, and direct sun without sealing out the outdoor air.
A three-season room is similar but includes more substantial enclosure – typically with sliding glass or vinyl panel systems that can be opened in warm weather and closed during cooler shoulder seasons. Three-season rooms are not heated or cooled, so they’re not suitable for winter use, but they substantially extend the usable season compared to a screened room.

That price range almost always includes a new deck as the foundation for the screened room. Building a screened room on an existing deck is occasionally possible (when the existing structure was engineered to handle the additional load), but in most cases the deck and screened room are designed and built together as one integrated project.

A typical Woodcraft screened room project includes structural design with appropriate load calculations for the enclosure; permitting and HOA approvals; foundation work using either traditional concrete footings or GoliathTech helical piers (we often recommend the helical pier system for screened rooms due to the higher load requirements and our ability to install year-round); framing and roofing; screen panel installation; doors and access; electrical for lighting, ceiling fans, and outlets; and any integrated features like wall-mounted heaters, sound systems, or outdoor kitchens within the screened space.
Can I Add a Screened Room to My Existing Deck?
Sometimes. Whether an existing deck can support a screened room depends on the original engineering – specifically, whether the footings, beams, and joists were specified to handle the additional dead load of walls, roof, and snow load. If your existing deck wasn’t built to those specifications, adding a screened room directly on top isn’t safe.
What we can often do is rebuild the deck structure beneath the screened room while reusing the existing deck footprint and orientation, integrating the new screened room into the rebuilt structure.
